You're buying a home and the appraisal comes back lower than the purchase price!

 

What are your options?

 

1)  Ask your agent to go back to the sellers and ask for a new purchase price amount closer to the appraisal amount.

 

2)  Ask the seller for concessions (money toward closing costs, a home warranty or ask for monies to fix repairs).

 

3)  Finance the difference with the sellers by giving them a loan (consult a real estate attorney on this one).

 

4) Take the deal if your realtor thinks the original purchase price is fair market value for the home and it doesn't affect your financing.

1/3/2013 When is the best time to list my Geist home for sale in 2013?

Right now! Comparing the last 24 months of real estate web activity on several top real estate sites like RE/MAX.com, Realtor.com and a local Geist site HomesAroundGeist.com the charts are almost identical in the months with spikes in activity.

 

Web activity drops off in September through December significantly, there is a nice spike in web activity in the month of January (Buyers most likely window shopping on-line) and then an upward trend that is consistent from March through August, which indicates a bulk of the buyers are looking when the weather is nice spring through summer.

 

And, keep in mind, the top three factors buyers are considering:


1) Price

2) Location

3) Condition

12/18/2012 Property tax assessment to high?

Property tax assessment notices are arriving in the mail for the upcoming year, some home owners don't know that they can appeal (with the county office that the home is in) if they disagree with the new assessment value.

 

The property tax assessed value should be no more than 1% of the Market Value of the home. Market value is determined by comparable homes that have sold in your neighborhood recently.

 

If you feel your assessment is too high, youre welcome to email me and I would be happy to send you the sold comp (market) data for your neighborhood.
